Property Buyer Checklist during project site visit

Construction quality management:

If you are checking furnished property, check the quality of ceiling, flooring tiles, and additional hardware, etc.

Building approval guideline:

For corporate building, check for all the approvals like:

  1. Fire safety
  2. Security
  3. Construction approval certificates, etc.

Elevators:  You can check how fast the elevators are and how safe they are from inside. There should be a phone for emergency calling, emergency alarm and if it’s a premium locality, there has to be liftman, too. All these services are expected 24x7.

Security measures: Always keep sharp eyes on the security measures taken in the society. It includes like security cameras, security guard and intercom facility. Always ensure that these all are operational and maintenance is up to the mark. Check with the neighbours if there have been any break-ins in the society.

Power backup: You can check that a power back-up service is available in case of an emergency.

Plumbing and wiring: Make sure that all plumbing and wiring is well connected and managed properly in good working condition. To verify just check, switch on all the electricity buttons and turn on taps to check the supply.

Phone signals: Now this is very important. There can be certain locations where your mobile network is not available. So just check that are you getting proper signals for both calling and internet services.

Sunlight: You need to check every corner and see how much daylight they get to soak in. If you will spend some time here, you will come to know the quality of walls are too thin and all your voices enter the premises.

Weather check: When the climate is fair all properties look good. Always try to visit a site when it is raining. This will give you a clear idea about how effectively the neighbourhood is equipped to handle water assembled during the rainy season.

Take an expert: During a site visit if you take property expert along with you, they will help you have a clearer understanding on the viability of the property. An expert is more likely to catch points that might not be obvious to a lay man's eye.

Click photos: This is very important. Photos will help you compare properties and give you a clear idea about to take a final decision about purchasing it.
